Policies Set by Board of Directors 
  • Lot owners may place a “For Sale” sign on their unimproved lot only after the owner has submitted for an ACC request and the request is approved. When submitting the ACC request the owner will need to provide the type and size of sign being placed on the lot. Any “For Sale” sign that has been placed on an unimproved lot without prior approval will be subject to violations and having the sign removed.   • Roof replacement for any reason will need to have ACC approval prior to having the roof replaced. You can submit your ACC request online on the "ACC Requests" page (must be logged in to access).  July 17, 2014
  • Forced mow, a $75 fine has been added to the $25 administrative fee plus the cost of the mow. This was voted on unanimously by the Board of Directors at the meeting held on June 16, 2014. The new administrative fee will be effective from the inspection drive on July 16, 2014.

This is a reminder that all pets need to be kept on a leash if outside of their home! Per the documents Article 3, section 3.20…no animal shall be allowed or permitted on any portion of the subdivision unless under control of the Owner by leash, rope, or other restraining device. No animals shall be allowed to run loose in the Subdivision. We appreciate your help on not allowing your pet to run loose and to keep our community safe for everyone to enjoy.



  • Fallen trees on all lots must be removed. Fallen trees can harbor pests, animals, prevent mowers from entirely mowing lots and could become a fire hazard.
  • NO, debris, rocks, weeds, dirt, grass clippings on the road. Any type of debris left on the road must be removed from the road immediately. This is very important to keep the private roads in good condition. All lot owners will be sent a violation if any debris is in front of their lot.

When are the assessment fees due?
For 2018, the annual dues are $1350.  $675 is due on January 10th and $675 is due on July 10th.

Important Home Square Footage Requirements.

Prior to the design process for a home the owner must contact CMA or the ACC Chairman as there are a maximum number of homes within each block of Waterstone Estates allowed at less than 3,500 square feet.

Living in Waterstone Estates is Great:
If you find the music from homes under construction is too loud.  Ask the builder or workmen to turn it down or call Gary Munger or Brad Martin so they can have it turned down.

Lot Mowing Policy

If your unimproved lot is not mowed by the specified dates,  you will be notified by mail to have it mowed within 10 days.  If after 10 days it is not mowed, the association will have the lot mowed.  You will be notified by mail that this action has taken place. If it’s necessary for the Association to force mow your Lot(s), you will be billed for the cost of the mowing service plus a $25.00 Administrative Fee per Lot. A $75.00 fine will also be billed per Lot.

Posted February 2017:
There has been some uncertainty on when an unimproved property has been adequately mowed and what growth height should trigger a violation of the new mow policy.  The Board has reviewed this and has determined that an unimproved property that has growth greater than nine (9) inches is in violation when the inspector does the monthly inspection following the mow date.  The Board recommends unimproved lots be mowed no sooner than one week before the mow date.  Mowers should ensure they mow within one week of the mow date and that they cut the property lower than nine (9) inches.  Mowing earlier than one week before the mow date could result in growth that would be in violation during the post mow date inspection.  Properties that have greater than nine (9) inches of growth during the inspection will be cited regardless of when the property was actually mowed.  The mow requirements are noted in the CC&R Section 3.22 Lot Maintenance and in the Mowing Policy dated January 17, 2011.  This notice is a clarification of these documents.

Construction Hours

Waterstone Estates has adopted the City of McKinney Construction Hours which are, Monday through Friday 6 a.m. to 9 p.m., Saturday 8 a.m. to 5 p.m. and Sunday and Holidays (Memorial Day, Fourth of July, Labor Day, Thanksgiving, Christmas and New Years) 1 p.m. to 5 p.m.
